- Open the official website of Maharashtra State Bhulekh which is “bhulekh.mahabhumi.gov.in”.
- From the home page of the website you have to select “Pune” or “Nashik” or “Aurangabad” or “Nagpur” or “Konkan” or “Amravati”.
- Then click on “Go” option and a new web page will appear on the screen where you have to select “7/12” or “8A”.
- Now enter the details asked on the screen like District, County, Village.
- Then select the details asked on the screen and click on the search option.
- Now you have to enter the captcha code that appears on the screen of the computer.
- After that click on Verify Captcha and then click on Display 7/12 option and get details as you want.

- First of all you have to open google play store in your mobile phone.
- Now you have to enter Mahabhulekh in the search box and click on the search button.
- Now a list will open in front of you in which you have to click on the install button in front of the first option.
- Thus the Mahabhulekh app will be downloaded on your phone.
Information related to E mutation
The entire process of e mutation will be computerized by the government. So that the citizens of the state do not face any problems. This information will be available through digital media. The process of e-mutation has been started under the National Land Record Modernization Programme. In this program, 7-12 data will be computerized and this data will be converted into Unicode. Satbara data will be linked to Taluka level Revenue Office and Madhyamik Registrar Office will be linked to National Office. This process started in Pune in 2013 itself.
7/12 Mutation Entry Procedure
- First of all you have to go to the official website of Public Data Entry for Property Registration and Mutation in Land Records.
- Now you have to scroll down and click on Proceed to Login option.
- Now you have to login by entering your username, password and captcha code.
- After this you have to click on the option of 7/12 mutation.
- Now you have to select the role.
- After selecting Role, you can enter whatever entry you want to make in your land record.
- Now you have to click on submit button. Keep in mind that the entry made by you after clicking on the submit button cannot be changed.
New User Registration Process
- First of all you have to go to the official website of Digital Signature 7/12, 8A and Property Card Signature.
- Now the home page will open in front of you.
- On the home page, you have to click on the link for New User Registration.
- After this the registration form will open in front of you.
- Fill all the information asked in this form such as your name, address, login id, password etc. and click on the submit button.
- In this way your registration process will be completed.
Process to check payment status
- First of all you have to visit the official website of Digital Signature Karan 7/12, 8A and Property Card Signature. Now the homepage will open in front of you.
- Now you have to click on the link of Check Payment Status.
- After this a new page will open in front of you in which you will have to enter your PRN number.
- Now you have to click on submit button.
- In this way you will be able to check the payment status.
7/12 Verify Process
- First of all you have to go to the official website of Digital Signature 7/12, 8A and Property Card Signature.
- Now the home page will open in front of you.
- On the home page, you have to click on the link Verify 7/12.
- Now a new page will open in front of you in which you have to enter your verification number.
- After that you have to click on submit button.
